SENSATIONAL SUNROOM EXTENSION IN PARKDALE, MELBOURNE

The long-term owners of this double storey house in Parkdale already had 5 bedrooms and an alfresco on this very large block of land.   At 15 metres wide and 51 metres deep, the family had plenty of space at the rear, a mature screening hedge and a very private area in which to entertain.  The gable roof alfresco provided summer practicality, although it was detached from the house.  The owners came to us to design a sunroom that would marry the existing structures, and allow a suitable surface for the installation of solar panels for better energy efficiency.  Hence, the sunroom needed to have a relatively flat roof, especially as the main house had a steep grade attic-style roofline.   That was just the beginning of the complexities of the build to take into account!

Maximising light to the new sunroom was imperative, but equally important was the need to not hinder light continuing to flow into the original rear of the home.  Two skylights were installed, a 4-light awning window was incorporated on the sunroom’s back-end, and a 4-light bi-fold door was also added.  On the side, another generous window and a pedestrian glass door added more daylight.

The sunroom was 9.3 metres wide and 4.5 metres deep, and our ability to cleverly use timber framing to join two buildings together certainly came to the fore.  A small section of the alfresco roof needed to be cut away and engineered to maximise the new room’s size.  Here, one of the alfresco posts was removed, and the alfresco’s gable roof framing had to be cleverly customised as the new flat roof structure was joined to the existing entertaining space.  The thinking had to be spot-on – and the planning and execution of the build had to be meticulous.  And this is where we excel at COL.

Minimal demolition was required for the build to begin.  Access to the rear yard was restricted, and structural beams were indented into the red brick home for optimal strength.  The walls were rendered and colour matched to naturally blend with the home’s colour scheme.  With low stump clearance, only a small step was required at the exit doors and these were fashioned in sturdy merbau.  Painting throughout, two ceiling fans, dimmable LED downlights and a split system were installed by our team of expert qualified trades.

Remodelling the original house backend also included installation of a slider kitchen to sunroom window and multi-stacker doors, so that when the summer is at its finest, the family can throw open the room to let the sun, and allow the breeze and the winers and diners to come on in – or kick back as the winter does its thing whilst the family stays indoors in warmth and comfort.  When completion was reached, you would hardly have known we’d even been there – our plan is always to make the new addition to your home look and feel entirely natural.
