SUNROOM EXTENSION IN BALWYN NORTH, MELBOURNE
A stylish home in Balwyn North, with palm trees swaying in the front yard, many cosy living areas, four bedrooms and a slew of other spacious rooms, only lacked one thing – an undercover entertaining area.
The existing home had a simple pergola attached to the rear. It was a small concrete pad, covered only by a timber frame and corrugated perspex sheeting. There was no other real shelter from the elements.

When our Head Designer and Managing Director, Matt Goodie, was asked to consult and design a new home extension, the owners were quickly woken to the potential of what could be achieved. The block was 637square metres in size, long but slim, and access to the relatively small back yard was very restricted. The original house had also been built to maximise the available building envelope.
Obtaining Council Permits and creating an appropriate and amenable design to meet local residential building criteria was paramount.

A triple-decker fascia effect was created to blend with the main house, outdoor spotlights were added, and the concrete slab was tiled in white for easy clean care. A custom-made kitchen, with an island bench, double sink and dishwasher, met the brief. The Caesarstone benchtops, stone splashback, decorative panel doors and colonial architraves and skirts added even more uniqueness to the design. Other custom cabinetry was included, the overhead rangehood was specifically tailored to our design specifications, and a gas cooktop and Bosch oven intensified the supreme functionality of what is now, effectively, a second kitchen in the house – but this one can be used year-round, and most especially when entertaining.
The perimeter of the sunroom included double-glazed multi-stacker doors to the rear of the room, and a two-panel slider door to the side wall. Our trusted electrical, plumbing and trade specialists completed the demolition works, incorporated the installation of a split-system air conditioner, two large skylights, built-in LED spotlights and a speaker system. We needed to deftly contain the works so as not to interfere with an easement, and existing raised garden beds further restricted movement, especially with heavy machinery. Right down to waste removal, termite protection and proper and careful attention being paid to proper stormwater dispersion, it was a tricky process – but entirely achievable with our professional team.

The new Sunroom is light and bright. Its doors can be flung open for the breeze or closed when the cold sets in. It can even be considered the perfect place to set up an office, study space, or children’s playroom.
